How to Prepare Your Driveway for Fall

Properly maintained asphalt driveway paving can last for decades. With the freeze-thaw cycles and invasive moisture of winter just around the corner, a little extra work during the temperate weather of fall helps stop your driveway from breaking down prematurely. As the weather transitions from hot to cool, be sure to follow these steps to keep your paving in good repair.

 

4 Steps to Take in the Fall for Your Driveway

1. Clean Thoroughly

Dirt and spills can do gradual damage to your driveway’s paving. Remove loose debris with a leaf blower or push broom. Then go over the surface with soap and water. Pressure washers make this step faster, but a hose and dish soap will also get the job done.

 

2. Check Drainage

Water freezing in cracks is a major cause of spreading asphalt damage. Surfaces should be level and liquids should run off the asphalt to drain in the surrounding earth. Note any irregularities in the surface. A professional asphalt crew can inexpensively patch small cracks and potholes if they’re spotted before bad weather sets in.

 

3. Clear Away Landscaping

Decorative plants, grass, or weeds growing up over the edge of the driveway will trap winter moisture against the asphalt. Trim them away so there are several inches of buffer between the pavement and the landscaping. This also discourages bulky roots from growing beneath the surface and pushing up to form cracks and bumps.

 

4. Schedule Repairs

Autumn’s moderate weather makes it easier to deal with any repairs or preventative maintenance. Potholes and cracks should be filled in annually, while sealcoating only needs to be scheduled every two to three years.

 

This renews the asphalt’s water resistance and prevents damage from winter ice and snow. Don’t make the mistake of sealcoating too often. The extra layers can cause unsightly peeling and create cracks.
